There are different owners for the two lots, but the listings explain that if a buyer purchases both, the two lots can be combined into a single lot covering 1.08 acres. Bent Tree Community, Inc. has allowed lot combinations for years, but 2016 saw a major change in the assessment structure for combinations. One of the CC&R amendments passed in 2015 (and effective beginning 2016) meant that lots would be assessed the same amount, no matter how big they are. For example, a 3 acre lot is now assessed the same amount as a ½ acre lot. Prior to the CC&R change, most lot combinations were assessed one full assessment plus 50% of a general assessment for each additional lot in the combination.
