At least 84 Bent Tree home sales have hit the books so far in 2021, with total sales of over $28.6 million.
As of Friday (June 11), at least 56 Bent Tree homes have sold so far in 2021.
At least 17 homes in Bent Tree have closed so far this year. At least 21 additional home sales were pending (as of yesterday).
As of yesterday afternoon, there were only three Bent Tree homes listed for sale that weren’t “under contract” or “pending”.

What Is A Seller’s Market?
A seller’s market arises when demand exceeds supply. In other words, there are many interested buyers, but the real estate inventory is low. Since there are fewer homes available, sellers are at an advantage.
In a seller’s market, homes sell faster, and buyers must compete with each other in order to score a property. These market conditions often make buyers willing to spend more on a home than they would otherwise. Therefore, sellers can raise their asking prices. Furthermore, the increased interest means that buyers rarely have the power to negotiate and are more willing to accept properties as-is.
Due to the shortage of housing, these conditions often lead to bidding wars. During bidding wars, buyers will make competing offers and drive up the price, typically above what the seller initially asked for.
As of last Friday, at least 95 Bent Tree homes have hit the books as sold so far this year.
The number of homes listed for sale in Bent Tree continues to shrink. When I looked at one of my favorite real estate websites yesterday, only 22 Bent Tree homes were tagged as “ACTIVE” for sale. Of those 22, seven were already “UNDER CONTRACT” (in the due diligence period). An additional 20 homes have a “SALES PENDING” status. There are still great build-able lots available.
As of yesterday, at least Bent Tree 54 homes have hit the books as sold so far this year. The inventory of available homes listed for sale continues to shrink, with approximately 3% of the existing 1100 homes currently listed as “Active” and approximately 1% with a “Sales Pending” status.
- As of Friday, 14 Bent Tree homes have hit the books as “SOLD” so far this year.
- In the same time period last year, only 6 homes had sold.
- As of yesterday, only 45 BT homes are showing “ACTIVE” for sale
- 4 of those 45 are “UNDER CONTRACT”.
- As of yesterday, 17 homes have a “SALE PENDING” status.
Through mid-February, at least 12 Bent Tree homes sold. Closing prices ranged from $90,000 to $425,000. As of yesterday, only 48 homes were showing as actively “For Sale”, and 14 more were showing as “Sale Pending”.
