Three weeks ago, the post on this website was about Bent Tree’s new realty business. Today, it’s time to give a shout out to some of the real estate professionals who have served the Bent Tree community for years and years…through the real estate highs, and through the real estate lows that followed the nationwide market collapse a decade ago.
Many of the agents are longtime Bent Tree property owners.
As of last Friday, 78 homes have sold this year in Bent Tree, with total sales over $15 million. Over the last couple of weeks, two of the homes sold for well over $300k. One closed for $360,000 and another closed for $388,000.
The Golfer’s Getaway featured last week now has a sales status of “pending”, after being on the market for a short time.
As of Friday, 61 Bent Tree homes were on the books as having sold this year, with total sales over $11½ million. I know of another home that closed on Friday that is not yet included on the list, and the new owner has already started playing golf at Bent Tree. It seems like there are a lot of new faces on the golf course; I had the pleasure of meeting a few of them over the last two weeks. Welcome to the neighborhood.
August 6, 2017 – Hummingbird and Cardinal Flower in Bent Tree
Fourteen more home sales hit the books since my last post on the subject. The following list is sorted by closing price. The total of the 51 home sales represented on this list is $9,893,590. The $10 million mark has likely been passed by this time. UPDATE – an August 3rd closing hit the books this morning (not included on the list below), pushing the total sales in Bent Tree so far this year over $10,000,000. The inventory of available Bent Tree homes on the market has dropped to about 60 (including one villa). That means that only about 5½% of the homes in Bent Tree are currently for sale. A number of other homes have pending offers.
Eight more homes have been added to the sold list, since it was posted on June 11, including a golf course home that sold for $360,000. There are probably more closings that have yet to show up on the various sites. The total of the 37 sales on this list is $6,837,490. One broker’s website shows 20 other homes with sales pending in Bent Tree.
The renovated cedar home mentioned three weeks ago closed on April 22nd for $315,000. Just fifteen months earlier, the flippers (an LLC) had purchased the home for $142,555 (HUD foreclosure sale) and proceeded to do major renovations.
